Confirm the point first
A street-address match is an estimated location, often interpolated along a road segment. It is not a surveyed building footprint or property boundary. Confirm the returned address before continuing. A manually entered coordinate can improve the location you intended to check, but extra decimal places do not make the underlying soil map more detailed.
Keep component percentages separate from ratings
A component may account for 60% of a map unit and have a High reported shrink–swell class. That does not mean 60% of a property is high risk. The checker does not average different soils into a fabricated building score. It keeps components, their estimated shares and their reported properties visible. When there is a tie or a map boundary, no unique dominant soil is selected.
Missing depth is a material limitation
Reported horizons are soil layers. The checker looks at the part of each horizon that intersects the upper 100 cm and shows how many centimeters have a linear-extensibility value. If only 30 cm are rated, the other 70 cm are not assumed to behave the same. Shallow rock, incomplete records and disturbed ground all require interpretation beyond the screen.
Read both dates
The soil survey restoration date is a database vintage, not a recent visit to the property. The drought map date is the week represented by the regional statistics. A fresh retrieval can contain old data. The checker labels drought data older than 14 days as stale and does not rebrand a failed request as clear conditions.
Use the report as an inspection brief
Export the component table and drought timeline together with the limitations. Add your own dated observations separately. A low mapped class does not cancel growing cracks, visibly distorted structural elements or sudden change. Those observations deserve appropriate local assessment regardless of what a regional map says.
